Warrensville Heights, a southeast suburb of Cleveland, was developed very quickly in the years following WWII, as the need for new housing in the Cleveland area was very significant.
It benefits from direct adjacency to I-271 and I-480, for access to downtown Cleveland as well as other suburbs on the southeast side and the west side.
Property values in Warrensville Heights were hard-hit during the recession, but the past few years have brought considerable increases. It’s a very popular area for investors.
Warrensville Heights has a housing stock that is almost exclusively single family houses and condominiums/apartments. A handful of duplexes and other multi-unit properties do exist on some of the older streets, but the vast majority of the housing is the cookie cutter cape cod or small colonial or ranch type “starter” house built in the 1950s or 1960s.
Warrensville Heights has a very strong sense of community pride, and single family houses are generally very nicely maintained. The city may benefit from the new Amazon fulfillment center in nearby North Randall, creating many new jobs and strong demand for rental housing.
A small portion of Warrensville Heights is served by the award-winning Orange School District, but the majority of the city is served by the Warrensville Heights School District.
